Services Cray and Norton

Let Only Service – 10% (Inclusive VAT)

Cray & Norton will market your property via a number of avenues including social media, press, our House shape “To Let” board and national property portals to ensure we secure you great tenants and achieve maximum value.

Once a tenant is secured and offer accepted, we will start the referencing procedure. Once completed we will provide you with an outsourced and independent reference report to ensure that we understand the tenants full suitability for your property.

If you are happy with the reference report then we will move forward with drawing up the tenancy agreement and registering your new tenants deposit with the DPS. We will take a fee for introducing a Tenant to the Landlords property, this amount will be deducted to the agent from the first months rent.

Rent Collection Service - 12% (Inclusive VAT)

This service will include all the benefits of our let only service but Cray & Norton will remain involved with the tenancy collecting the rent, chasing late payments and issuing monthly invoices. No maintenance will be provided with this service.

This service will be charged monthly on an agreed percentage and deducted from the tenants rent.

Fully Managed Service - 15% (Inclusive VAT)

Our fully managed service is here to give Landlords complete peace of mind. We will provide all the above from our let only and rent collect services but will also take care of all maintenance issues and any other issues that may arise from the tenancy.

This service will be charged monthly on an agreed percentage and deducted from the tenants rent.

Tenant Payment Requirements

  • The rent
  • A refundable tenancy deposit capped at 5 weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the total annual rent is £50,000 or above *
  • A refundable holding deposit (to reserve a property) of one weeks rent *
  • Payments to change the tenancy when requested by the tenant, £50 INC VAT
  • Payments associated with early termination of the tenancy, when requested by tenant
  • Payments in respect of utilities, communication services, TV licence and council tax
  • A default fee for late payment of rent and replacement of a lost key/security device, where under a tenancy agreement
