Landlord Fee Information

Let Only Service: 9.6% (inclusive VAT) based on 12 month tenancy

This fee includes:

  • Advertise the property on a variety of websites to include Rightmove, On The Market and our own modern website
  • Feature property on selected websites
  • Newspaper advertising (subject to area)
  • Accompanied viewings
  • Access to blue chip tenants and company lets
  • Compiling, submitting and completing reference reports for submission to your prospective landlord
  • Production of the deed of guarantee if applicable
  • Obtaining acceptance of your reference reports from the prospective landlord
  • Obtaining and verifying all safety certificates and consents are in place prior to move-in date
  • Arranging quotes and organising any works required pre-let
  • Arrange signing of the tenancy agreement
  • Provide guidance on compliance with statutory provisions, non-resident tax status (if relevant) and lettings consents
  • Ensuring all paperwork is complete and in place prior to the move-in date
  • Arranging for the appropriate deposit documentation to be signed
  • Taking payment of the move in monies
  • Registering the deposit with the DPS and issuing a certificate of registration , where applicable

During your tenancy:

Renewal fee (landlord share) £150 (inclusive of VAT)
Contract negotiation/rent increase, amending terms and updating terms and arranging the signing of new tenancy agreement.

Rent Collect Service:: 12% (inclusive VAT)

  • In addition to Let Only Service
  • Collect and forward rent after deducting agreed commission
  • Pursue Non Payment of Rent
  • Submitting monthly statements

Managed Service: 15% (inclusive VAT)

  • In addition to Let Only Service and Rent Collect Service
  • Liaise with tenants regarding maintenance issues
  • Arrange routine repairs and instruct approved contractors (quotes supplied if required)
  • Arrange annual Gas Safety Record if applicable
  • Organising inventory (compulsory on Managed properties)

Detailed Inspection Report £36 (inclusive VAT)

Gas Safety Certificate £102 (inclusive VAT)

Electrical PAT Certificate £144 (inclusive VAT)

Cray & Norton Tenancy Agreement including any individually negotiated clauses £120 (inclusive VAT)
